Consider the case when the developer refuses to work with agencies and begins to advertise themselves in full, and even promoting the idea that it is more profitable to buy real estate directly through the developer.


  1. It is not necessary that the price will be lower when working without an agency. But you will not be able to compare prices with all other projects, compare them with the previous price level in this project. Without an agent, you simply will not have such information in full.
  2. The developer is likely to put this money in his pocket as compensation for low sales or to cover his increased marketing costs, which were previously taken over by agencies.
  3. There are real cases in Phuket, when such unscrupulous developers even raised prices. At the same time, they indicated in their advertising that this is a price at a discount from some higher price that has never existed. Here is such a covid-price! The customer thinks that this is a discount, and the prices have only increased. And how will he check it out without an independent real estate agency?
  4. Without an agency, you will not learn about the history of this developer and its business reputation. Whether he delivered the projects on time, whether he fulfilled his obligations under the contracts to the clients, whether there were no complaints and lawsuits against him. You will not be able to check the developer's contract without knowing the nuances of local legislation. You will also not be able to independently check its title documents and construction permit. Of course, you can find out all this for a fee by contacting an independent Thai lawyer. Or a real estate agency will do it for you for free, and even in your native language.
  5. Run away from such developers who in their advertising or verbally offer to purchase real estate without the participation of an agency. This means that there is something not clean and the developer does not want the agent to bring it to the surface. With some of these developers, agencies in Phuket no longer work. The range of violations there is extensive: from overcharging, cheating with discounts and square footage of apartments and hiding the true information about their projects, to banal cases of fraud, when clients did not get anything for their money and are now forced to beat the thresholds of the courts, spending a lot of money on legal services.

For many years, there is an opinion that buying something directly can save money. But the business model for selling real estate in Thailand works differently. When buying through a real estate agency, the price remains the same. The developer has no right to inflate it. The price will be the same when buying through an agency or independently. But when buying through an agency, you will receive a free service to support the transaction and advice from independent experts.
