Client A purchased an apartment in the "incomprehensible tent", in which he found himself together with other tourists on an excursion.

The apartment was promised in a new house that had not even begun to be built yet. After studying the gorgeous pictures and listening to the recommendations of the girl consultants, the client decided to pay the reservation payment (it is very often called "deposit" due to inexperience) and went home, thinking about a plan where he would take money for the next installments. As a result, the first, second and third installments arrived after a certain time. The client paid everything on time, but by the end of the construction period, concerns began to appear. The developer sent beautiful letters with a report, but did not show pictures of the erected building.

As a result, it turned out that the developer did not build anything at all, he could not even get a permit to build a house. The developer abruptly stopped responding to emails. The exhibition where the customer was sold this option also instantly disappeared, throwing a lot of people. Dishonest agents tried to sell the initially unreliable project of a fraudster who had built absolutely nothing before in Phuket, offered initially suspicious options and eventually simply deceived all his investors. Since the exhibition quickly disappeared and of course did not begin to understand the problem in any way, people had to look for qualified help on the side. Client N purchased the property through an agency that no one knows about.

The client saw their one-page, short (there is no website, no real estate catalog), but very colorful advertising on the social network. A young man in shorts and a T-shirt, driving an old car, arrived for a business meeting. This client was absolutely not confused and she made a purchase, which she very quickly regretted. After paying the very first installment, the agent stopped responding. This circumstance did not greatly upset the client, the correspondence was carried out with the developer. At the reception of the villa, she did not arrive at the required time due to the increased schedule. The agent did not get in touch and did not even intend to accept the villa from the developer.

The villa was handed over to the client "as is". That is, it was impossible to make claims in the future. The developer still had the keys. And the next season, client N was able to come to her own villa. There she was met with utter disappointment… A lot of serious flaws that are fixed for free, of course, no one was going to. However, the most important thing was that in the contract concluded there were significant restrictions on the disposal of their own villa. It was absolutely impossible to rent it out on your own. This could only be done through an additional agreement of the developer, fulfilling all the ridiculous rules and paying extremely high interest.

The agent did not warn about such restrictions in the contract. He either did not read it, or deliberately kept silent. Client N ran around the lawyers for a certain time, listening to the same answers: "You signed this contract yourself, and you must fully comply with it." As a result, she decided to sell the villa through us. Thus, our specialists got this story. Client E rented an apartment in a condominium and moved in with 2 cute dogs.

As soon as the administration discovered this fact, it was naturally asked to remove its pets. According to the Act on Condominiums, animals are prohibited from being there. The agent who picked up the apartment did not warn the client. All he said, spreading his hands: "Everyone knows about it, I thought you knew." Only she, the first time renting a property in Thailand, did not know. But this is the direct responsibility of the agent-to explain all the details of the lease agreement before it is issued. The deposit (in this case, just a deposit-a payment that is refundable after the end of the contract) was not returned to her, for the reason that she did not live the prescribed period, thereby violating the mandatory conditions. In the future, the client contacted our company to find a suitable property option.

 

These are not isolated situations, but rather a pattern. There are a huge number of such cases. For the inability to find a time-tested agent, you have to pay once.
