The house is located in the gated community with a pool and gym. It's adjacent to the clubhouse area. The house has a private access to the pool and gym. It's possible to attach 80 sq.m. open terrace on the roof of the clubhouse.
The house is located in a quiet and deserted place, 5 minutes` drive from one of the best beaches of Phuket, Nai Yang beach, and Sirinat national park. 5 minutes to Phuket airport (no disturbance from airplanes), 10 minutes from the International school, 10 minutes from Naithon beach, 15 minutes from a large supermarket. There`s a golf club, 4 shops 7/11, mini markets Tesco Lotus Express and Supercheap nearby. There`s a local market nearby working 3 times a week, and also different restaurants, clubs and shops.
The house has an open space layout. Living room, kitchen and study are united into a single open space that gives a feeling of airiness and light. A large number of windows, walls and doors, painted in bright colors, add lightness and coziness to the house. The illuminated bar, glass and granite surfaces serve as a separation between the living room and the dining area and look beautiful and functional.
There`s a full-sized built-in kitchen set in western style in the dining area. There`s a granite top, two-compartment sink, hot water, exhaust hood, Siemens gas stove with an oven, a filter for drinking water with reverse osmosis and UV.
There are two toilets in the house; one of them is adjacent to the bedroom. There`s a good plumbing system made of stainless steel by VRH and Hafele, water heaters Panasonic 6000 w, a rain shower, the sinks are built into granite counter tops, there`s high-quality terracotta tiles. There`s much light and fresh air in the bathroom due to additional windows.
There`s all necessary furniture (arm-chairs, beds, dressers, tables) and appliances (a TV set, music and washing machine). All furniture is of high-quality and made of natural materials (rattan, teak). Including a very expensive carved furniture from the North of Thailand.
The house has enough storage space, there`s a built-in wardrobe in the main bedroom with inside illumination. 6 sq. m. closet with sliding doors made of solid mirrorup to ceiling is located in the study.
There`s a covered terrace with a hammock and a sofa, lighting, a ceiling fan and mini bar in the garden. Mature high palm trees are growing around the house and giving plenty of shade to the roof protecting it from the heat.
Deep ivy hedge is growing at the front fence so it protects the house from the sun and unwanted glances. Many orchids, ferns, and other beautiful plants are growing in the garden. The entire land is paved with special plastic and covered with round stones to prevent weeds from growing; walkways are lined with natural stone slabs.
The roof is made of high quality natural tile (not cement tiles) that is less heated. All the windows are tinted, that creates additional protection from the heat and UV light.
Due to special layout and the roof, you may not switch on the air conditioning most part of the year. When the windows are open (mosquito nets are everywhere) and ceiling fans are working in all rooms, there`s a light fresh breeze. In addition, if necessary, there are air-conditioners (3*12000 btu, 1*36000 btu).
The house is supplied with powerful electricity 20 kWt, 2 satellite dishes, cable, ADSL is installed. The house lighting is provided with efficient LEDs. Water is supplied from a private well, but water from municipal well is also available (both sources are free). A powerful Mitsubishi water pump is installed at the incoming water, as well as a large carbon filter Mazumathat is maintained every 2 years. There`s no payment for drainage, a septic tank is installed and requires pumping out every 4 years.
The house utility payments are low: electricity according to the meter (THB 4.6 kW / h), telephone and ADSL (THB 800 per month), cable television (THB 300 per month), garbage (THB 360 per year), pool maintenance (THB 6,500 per year).
The house is registered in the name of Thai company. All taxes are paid, the reports are regularly provided. Sale of the house is made by changing the company founders, the company is included in the price. 50/50 registration cost. If the buyer wants to reissue the ownership title for an individual or another legal entity, payment of registration fee shall be made at the buyer`s expense. Decoration elements and some furniture (few) are not included in the price.
