The project – is a collection of detached villas located on a serene hillside in Nai Harn.

Each villa has three en-suite bedrooms, a large pool deck with a barbeque area and a tropically landscaped garden.

Our villas have been designed according to European, rather than local standards. The result is a beautiful villa of the highest quality, ensuring less maintenance and hassle.

The project’s concept centers around two main ideas: conserving energy and maximizing green space.

The Electrical, Hydraulic, Canalization, Safety, Air Conditioning systems have been designed and tested by European technicians, using the parts that have been imported from Italy and represent the highest quality available in Phuket.

3 Years guarantee on the Electric, Hydraulic, Air con  systems.

 

Electrical systems:

– All of the project’s power lines have been laid underground

-        MDB room (Main Distribution Board / Electrical panel) , centralized in one place, including the electrical meters of each villa.

-        Italian made Electrical panels and elements

-        Each villas has “Life Saver”, as a safety system to stop power surges and chances of electrical shock. 

-         Italian Electric Panel with sensitive high voltage protection breakers.

This panel and Life Saver systems have double protection for the people and electrical appliances.

-        All energy efficient light bulbs which consume only 7 Watt instead of regular 60Watt.

-        Internal “Emergency light’ imported from Italy, installed  in each house. Have rechargeable battery ( last for 6 hours)

-        Reduction of power consumption during the water heating and easy access for maintenance of water boilers.  There are 2 horizontal boilers 100L each, located on the slab roof.  Average temperature is keeping at 80C and dropping to maximum 10 C, before to reheat.

-        Under floor wiring system with branch boxes on the wall, to avoid costly maintenance problems. 

All house can be wired with different cables through this boxes. 

This system avoid putting wires under the ceiling and future cutting of it when changes or maintenance required.

 

-        Electrical underground system provides substantial energy savings compared to local standards, guaranteeing maximum comfort for owners and tenants

 

Hydraulic system:

 -        Pump Room and Water tank (connected to the municipal water and collect rain water) are centralized in one place. Including water meters for all 6 villas.   40,000 L  tank  with carbon filter ( which removes smell) and sand filter that removes impurity.  This system cleans the water before it comes to house and protect pipes from blocking with then with the sand or other type of impurity. With double pump system, top brand pumps German made “GRUNDFOS”

Additional UV filter is an option, which kills up to 95% of bacteria in the water.

 –  All hydraulic system is realized in PPR pipes ( most of contractors are using  PVC pipes).  PPR pipes  is used in for home improvement as water supply pipeline.  PPR pipe connected  with hot-melt technology, are completely integrated into the pipe together, so once installed pressure tested and will not be further leakage.  high reliability. stable performance, heat insulation, corrosion resistance, smooth inner wall,   use fixed number of year can be up to 50 years.

 -   Pipes in toilet have drain ventilation, that removes possibility of bad smell and improves water flush ( make it faster)

 

3.    Septic tank.

We use IMHOFF  septic system with anaerobic bacteria.  It is one centralized septic tank for all houses which can be used without service for up to 20 years. Located at the common area, with easy access for maintenance if required.  This system cleans dirty water 90% before put in into the public drain.  Nothing will go into the soil under the house. Solid part is destroyed by the anaerobic bacteria.

Standard used septic tanks in other projects clean only 40% and put the rest into soil. Maintenance required average every 5 years.

 -        Our project is connected to the public drainage, where the water waste goes.  No water in going to the soil under the house.

 

4. Air Condition system:

– The air conditioning system is designed for safety and reliably. For that we have a multi layer pipe, which joins the outdoor unit with the indoor unit, using only two junction points, avoiding all possible gas leaks.

 We use not copper or aluminum, but Multilayer pipes, which never lose gas.

 

5.    Safety systems:

Fire alarm system in each house, can be used not only in case of fire

Temperature detector in the kitchen area detecting fire risk when the temperature rises, before the smoke, when it can be too late.  Makes alarm to work automatically.
